Educational Tool Notice

MortgageMoneyCalculator is not a mortgage lender, broker, loan originator, or registered investment advisor. The information and calculation models on this website are designed for educational budgeting exploration only and must not be construed as financial, legal, tax, or investment advice.

1. Calculations Are Mathematical Estimates Only

All calculations produced by our tools—including monthly principal and interest estimates, total cumulative interest, payoff acceleration timelines, and affordable home price figures—are theoretical mathematical models based on standard financial amortization formulas and the specific numerical inputs you supply.

These figures do not account for daily market fluctuations, proprietary lender underwriting matrices, regional property tax reappraisals, or credit score adjustments (such as Fannie Mae Loan-Level Price Adjustments).

2. Not an Offer to Extend Credit

Nothing contained on MortgageMoneyCalculator constitutes a loan commitment, pre-approval, pre-qualification, loan estimate, or credit offer under the Truth in Lending Act (TILA), Real Estate Settlement Procedures Act (RESPA), or any applicable federal or state lending law.

We do not collect formal loan applications, underwrite financing, or match borrowers with commercial lending institutions.

3. Essential Costs Excluded from Baseline Calculations

Our standard mortgage calculator isolates Principal and Interest (P&I). When purchasing a home in the United States, your actual monthly check to the mortgage servicer will almost always be higher due to mandatory escrow items:

  • Real Estate Property Taxes: Levied by your county and city, typically adding 0.5% to 2.5% of the property value annually.
  • Homeowners Hazard & Flood Insurance: Mandatory property insurance premiums collected monthly via escrow.
  • Private Mortgage Insurance (PMI): Required on conventional loans with down payments under 20%, or FHA Mortgage Insurance Premiums (MIP).
  • HOA Dues & Assessments: Mandatory dues charged by homeowners associations or condominium boards.
  • Closing Costs & Prepaid Items: Upfront settlement fees (origination, appraisal, title insurance, recording fees) typically totaling 2% to 5% of the loan balance.

4. Consult Licensed Professionals

Because individual financial circumstances vary significantly based on credit score, employment history, liquid assets, debt ratios, and local real estate markets, you should always consult with qualified professionals before making significant financial commitments:

  • A licensed Mortgage Loan Originator (NMLS-registered) for verified loan quotes and binding Loan Estimates;
  • A Certified Financial Planner (CFP®) or CPA for personalized debt management and wealth planning;
  • A licensed real estate attorney for review of purchase contracts and title encumbrances.
